Advice needed - Buying an apartment in Guanajuato

I'm considering buying an apartment in Guanajuato. I have rented my whole life and have limited experience in the legal and practical side of purchasing property in Mexico. I would be very appreciative for any advice, pitfalls to be aware of, bank transfers, contract stuff etc. Just asking to avoid future problems and feel safer about a purchase, or avoid being taken advantage of as a foreigner.
