Property for sale La Presa colonia - jesm - 05-26-2018 In case anyone might be interested in buying a fantastic piece of property to then build your home I’m passing this along. I am not involved in real estate at all and we only hope to gain a good neighbor. I will not be in the middle and would give anyone interested the contact for the seller. A parcel of over 2000 sq mts located on Via Panoramica sited above Palacio Gobierno and Presa de la Olla has just gone on the market. It is right next door to our property and home. They are asking 3 million pesos which I recognize is a chunk of change but what a special spot. At current exchange you are looking at about 150k US. At a poorer exchange in 2011 we paid just over $100k for our 1000+ sq mts. Property like this is almost non existent in this area of the city, one of our best neighborhoods. Whether one could purchase only a portion I don’t know. The lot in question sits next to our orange colored home on the hillside above La Presa. RE: Property for sale La Presa colonia - jesm - 05-26-2018 The exact lot size is 2127 sq meters @1750/mt or 3,722,000 pesos. Sorry for my poor memory. A for sale sign appeared on the lot this morning. The contact is Ing. Marco Trejo. Leon # 477-239-9725. Our interest here is to have a private home or two occupy this place, not a commercial venture ie condos, etc. Speaking from experience someone will purchase this fairly quickly. RE: Property for sale La Presa colonia - McNally del Campo - 04-01-2022 Hi Jesm, I remember when you posted this 4 years ago. My wife and I talked about it, but were not looking to buy anything at that point. Still not sure we're looking to buy, but was curious of the outcome. I'm assuming it sold. Has any construction began? What's to become of the property? RE: Property for sale La Presa colonia - jesm - 04-01-2022 Hola. 2/3 of the property was purchased soon after my original message here. The new " owner" is rumored to be connected to Hotel Real de Minas but to date the lot still sits, unused. We are unsure if remaining property is for sale and have also heard unsubstantiated rumors a hotel project is the eventual purpose. Our home sits adjacent and will soon be listed for sale. RE: Property for sale La Presa colonia - McNally del Campo - 04-01-2022 You're moving too? I thought this was your forever place. Where to? RE: Property for sale La Presa colonia - jesm - 04-02-2022 Not final. but the lure of a soon-to-arrive first grandchild in Scottsdale, Arizona feels near impossible to resist. After 15 years full time I still feel this is my true home and the near-perfect place to live but if Susan chooses family first, I must follow. It will be one hell of a departure party, I promise! RE: Property for sale La Presa colonia - McNally del Campo - 04-02-2022 Makes sense. Thanks for sharing. If you do put it up for sale, please give a heads up here. I think it'll be out of our price range, but you are in a great location. Hopefully we'll actually meet you one day. RE: Property for sale La Presa colonia - mario carranza - 04-20-2022 It is interesting to see how prices in Guanajuato have raised in the last years. That piece of land is in a great location. If you sell your home, let us know, I am a certified real estate agent in Guanajuato, if you have any questions about taxes or other things you can ask me :) RE: Property for sale La Presa colonia - McNally del Campo - 05-06-2022 I'm curious about the real estate profession in Mexico. It seems relatively new. My wife, from Mexico, says traditionally 'Venta' signs are usually hung out front and for large estates there are brokers. Her uncle worked as a broker for property tracts for many years and was typically a business of connecting a network of people. In the past few years, I've seen more and more people offering services as a real estate agent. Is this something just for expats? I don't hear of any of my wife's friends or family using a real estate agent, though its not like buying a house is an everyday event. RE: Property for sale La Presa colonia - jesm - 05-07-2022 Real estate agents in Mexico aren't required to be licensed or trained, and can act independently of an agency — meaning, there’s no real way to make sure you’re getting an agent who has your best interest in mind without getting a referral from a friend or previous customer. |
