Anyone know where I can get an official (and reliable), market-value property appraisal? Thanks!

There are two components to an avaluo: Terrano and Construido. You add the numbers up and you get the -unofficial- tax value. Each area [and sub-area] has known values. Any real estate agent will [should] know them. But that is just the beginning and doesn’t answer your real question. There is no -comps- system here. You need someone good to give you a fair market value number. I recommend Dr. Carlos De Regil Cordero on ENCO. His English is excellent. I used him in selling my property in la Presa. He was the only agent I dealt with that worked hard, was truly serious about the sale and he is the only GTO agent that is a member of CANACO, AMPI (Mexican Association of Real Estate Professionals) and to the NAR (National Association of Realtors. He'll even do a fly over your property with his drone.
Beware of agents low-balling your property in order to get a quick sale and commission.
