Value of enclosed parking?
Okay, opinions needed: We have the possibility to add a single enclosed parking space as part of a rental component we are building. The location is in Centro, on a main calle. Any opinions on what a parking space could mean for a rental on flat ground 5 minutes from Plaza Union? Weighing out excavation cost vs. revenues.

Without any similar experience or hard data I doubt it adds much value. Most potential renters/visitors head here knowing GTO is not car friendly and thus come without a vehicle. This will be specially relevant if you are targeting shorter term clients who travel here by air. A more permanent ( 1 year +) might hold greater value but again not very likely.
You will spend money to construct and enclose, plus you lose the opportunity to do somethng more beneficial with the space, garden or otherwise.

Both Jesm and DonJ have good points - another way to look at it is as a parking space independent of the house rental. Assuming its great location and high demand for parking charge say 12 pesos/hr over 8 hrs over a 5 day week over a year and you get around $125/mo at 100% occupancy so maybe $75/mo realistically? I'd go with Jesm's garden idea.

Yes, I was speaking perhaps yearly rate. It depends on who you know, what you pay.

As a long time renter in GTO, and one who values ground level access, I would much prefer to have a garden. A car would sit unused most of the time since Guanajuato is mainly a pedestrian city. Taxis are cheap and so are car rentals for short trips. One would use the garden everyday, the car rarely.

I agree with a garden...sort of. As with us we are more likely to bring our dog and thus a car which necessitates a garden and a parking space. So why not a covered not enclosed parking space and a tiny garden if you have the space?

In not...then

If you have enough space for a garage you would also have enough space for a one room cottage which you could rent in addition to your casita guest house. A one room studio style cottage would be more expensive to build than a plain garage but you could charge more rent than a parking space for that. You could also bundle and unbundle the casita and the one room cottage for casita renters that need more space like an office or casita renters that have invited guests visiting them in GTO.
